The Melnea Residences in Boston, Massachusetts, uses 28,000 SF of the SMARTci® building enclosure system over metal studs, behind fiber cement cladding, with custom-profiled polyiso insulation. It is a multi-family apartment building, designed and built by Urbanica Design and Development and installed by Turnkey Lumber.

A large apartment building runs its heating and cooling across many units at once, and in Boston’s climate air leakage through the envelope drives both energy cost and tenant comfort complaints. SMARTci addresses that across the building’s 28,000 square feet, sealing the fiber cement wall in a continuous air- and water-tight enclosure over polyiso so infiltration is controlled and conditions stay even from unit to unit. For a large multi-family building, that sealed enclosure is what holds comfort and energy use steady through a New England winter.
